These Terms of Service ("Terms") are an agreement between you and Flip Man Dot Net LLC ("Flip Man," "Land Trap," "we," "us," or "our"). By accessing LandTrap.com, creating an account, or purchasing or using a Land Trap product or service, you agree to these Terms and our Privacy Policy.

Eligibility and accounts

You must be at least 18 years old and legally able to enter into a contract to use paid Land Trap services. Provide accurate information, keep your login credentials secure, and notify us promptly if you believe your account has been used without permission. You are responsible for activity under your account.

Digital products and access

Land Trap may provide ebooks, call sheets, prompt packs, training, software tools, reports, live or recorded sessions, and other digital materials. Access is personal to the purchaser unless a written plan expressly allows additional users. You may not copy, publish, resell, distribute, share login access, scrape, reverse engineer, or create derivative commercial products from Land Trap materials except where law expressly permits it.

Purchases, subscriptions, and cancellation

Prices, included products, trial terms, billing frequency, renewal terms, and any order-bump or upsell terms are shown at checkout before you authorize payment. Recurring plans renew at the disclosed interval until canceled. You may cancel a recurring plan through the billing tools made available in your account or through customer support. Cancellation stops future renewals and does not automatically refund past charges.

Dirt to Deal guide and optional toolkit purchases include a 30-day money-back guarantee. If you are not satisfied, email sell@dealulator.com within 30 days of purchase to request a refund. This guarantee applies to the guide and optional toolkit, not Analyzer or coaching subscriptions. Any separate refund policy for other products will be stated on the applicable offer or checkout page. Applicable consumer rights are unaffected. Taxes may be added where required.

Land Analyzer and educational disclaimer

Land Trap provides education, research tools, estimates, and investor-oriented analysis. It is not an appraisal, survey, title report, legal opinion, tax advice, financial advice, engineering report, environmental assessment, or guarantee of value, buildability, access, marketability, financing, profit, or closing. Data may come from public and licensed sources and may be incomplete, delayed, or inaccurate.

You are responsible for independently confirming ownership, title, taxes, zoning, access, utilities, boundaries, flood and wetland conditions, environmental conditions, restrictions, market data, and all deal terms with qualified professionals and the relevant authorities before acting.

Acceptable use

You agree not to:

  • Use the services unlawfully, deceptively, abusively, or in a way that violates another person's rights.
  • Attempt to bypass access controls, probe security, disrupt the service, or use automated means that burden the service.
  • Upload malware or content you do not have the right to use.
  • Use Land Trap data or tools to send communications that violate consent, telemarketing, privacy, do-not-call, or messaging laws.
  • Misrepresent an estimate or report as a certified appraisal or professional opinion.

Text messaging

TOPSICO LLC collects separate consent for each message category. Recurring promotional texts require the optional, unchecked marketing-only checkbox on the SMS signup page. Order confirmations and access links require the separate optional, unchecked order-only checkbox at checkout. GIFT authorizes one requested reply only. Providing a number, purchasing, or choosing order texts never enrolls you in marketing.

Consent is not a condition of purchase. Message frequency varies. Message and data rates may apply. Reply STOP to cancel or HELP for help. For additional assistance, contact sell@dealulator.com. Third-party services

The services may rely on or link to third-party payment, data, mapping, authentication, messaging, video, or hosting services. Those services may be governed by their own terms and privacy policies. We are not responsible for third-party services outside our control.

Intellectual property

LandTrap.com, the Land Trap name and branding, software, site design, training, text, graphics, videos, reports, and original materials are owned by or licensed to Flip Man Dot Net LLC and are protected by intellectual-property laws. Subject to these Terms and your payment of applicable fees, we grant you a limited, revocable, nonexclusive, nontransferable license to use purchased materials for your personal or internal business use.

Service availability and disclaimers

We may update, suspend, or discontinue features and may perform maintenance. To the fullest extent permitted by law, the services are provided "as is" and "as available," without warranties of merchantability, fitness for a particular purpose, noninfringement, accuracy, or uninterrupted availability. Some jurisdictions do not allow certain warranty exclusions, so parts of this section may not apply to you.

Limitation of liability

To the fullest extent permitted by law, Flip Man Dot Net LLC and its owners, personnel, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or lost profits, data, opportunities, or deals arising from the services. Our total liability for a claim will not exceed the amount you paid us for the affected service during the 12 months before the event giving rise to the claim. Applicable law may provide rights that cannot be limited.

Suspension and termination

We may restrict or terminate access when reasonably necessary to protect users or the service, address fraud or misuse, comply with law, or enforce these Terms. Provisions that by their nature should continue after termination will survive.

Changes and contact
